Why a REALTOR® - Who Do Realtors Represent?

A Realtor in Utah can represent just the buyer, just the seller or both buyer and seller. So can the brokerage that the Realtor works for if both Realtors work for the same company.

Most Buyers work with a Buyer's Realtor that represents them exclusively. This makes sense especially considering the high dollar amounts being dealt with.  This is the biggest purchase most people ever make and the most important in my opinion.

Having a place to call home, that you can make your own, it’s a wonderful thing!

The Seller and Seller's Realtor already have an established relationship. If the Buyer deals directly with the Seller’s Realtor, that Realtor and his brokerage are Limited Agents.  In Limited Agency the Realtor acts as a neutral party for negotiation.  The best a Buyer can expect if they go direct to a Seller's Realtor is that the Realtor will treat both sides fairly.

This can work out fine, but if you really want search for a home, it’s much more efficient to have a Buyer’s Realtor.

Some advantages to having your own Buyer’s Realtor are:

  • You can tour Salt Lake homes or condos in an organized way within a condensed time frame.  So you can see 5 or 6 homes in 2 to 3 hours.  Much more efficient than randomly driving around looking and making all the calls yourself.
  • Your Realtor can preview Salt Lake homes for you when you are not available.
  • If you choose the right Realtor, you’ll learn a lot about how to look a home over and what to expect next once you find the one you like.
  • You’ll be pre-approved for a loan and look at homes that are within your budget. Again, this is a big time saver and you’ll be ready when you find the one!
  • You can take an organized approach to both the search and the acquisition of your home if you work with a Realtor that has a proven track record, like me.

If your plan is to move from one home to another, just putting your home on the market isn’t enough.  Your home will need to be ready to show and you’ll need a strategy to accomplish the sale and purchase of another home in a reasonable time frame.
