Buying a new construction home or condo in Salt Lake is different from buying an existing home in many ways and can be more challenging.

Some of the factors that the home Buyer should evaluate and compare include quality of construction, builder reputation, pricing, real value compared to other new construction and existing homes, deposits which can be thousand and possibly tens of thousands of dollars and builder contracts which typically vary from one builder to the other.

Each builder does it their way and some are better than others.  And they have their own sales force that works for the builder.  Buyer’s buying new construction also may have the challenge of selling their current home first.

On top of these transactional concerns, there are other potential risks when buying new construction homes or condos.  What happens if the builder doesn’t sell all the homes or condos?   Sometimes this ends badly, foreclosure on remaining units, units being rented or never built.  These scenarios typically have a negative effect on the value.

Because of the complexity of buying new construction, especially if you have to sell an existing home, it’s best to seek out professional help from a Realtor experienced in this area before you even get started.  And that’s what I do!
