Buying a Second home in Utah?

Most Second home buyers are familiar with the Salt Lake City area, but don't know a lot about the Salt Lake City real estate market. Chances are, youre probably gathering information at this point and you may have a couple specific questions about the Salt Lake City real estate market. Ask away!

The biggest challenge the second home buyer usually has is not being able to consistently look at Salt Lake City homes or condos because you don't live here. This can be somewhat overcome with on line virtual home tours and having a local Salt Lake City Realtor to ask questions to and guide you.

Together we can identify homes or condos in Salt Lake that could work for you, and once we've identified enough of them, we can schedule a house hunting trip.

There's a lot of negative press on both the national and local levels right now and our current economic situation is challenging. Here are some things you may not have heard about the Salt Lake City real estate market:

The value of single family homes in Salt Lake rallied for about 21/2 of the last 10 years, from the beginning of 2005 through Spring 2007. A short time compared to many other major U.S. cities

The value of Salt Lake City homes has been declining since Summer 2007 and it has become a buyers market in Salt Lake and the suburbs

Interest rates remain at reasonable levels and for every 1/2% the rate drops on a $250,000 loan, the payment decrease by about $75/month

Right now, homes in Salt Lake under $300,000 are selling in greater volume than homes in higher price ranges and in general, the more expensive homes in Salt Lake have lost more value than lesser expensive, easier to sell homes.

So it's a buyer's market in Salt Lake at this time. Eventually the Salt Lake City real estate market will go up again as people gain confidence in the economy and the housing market. Until then, it's a buyer's market with many Salt Lake City homes and condos to choose from.

If your plan is to move from one home to another, just putting your home on the market isn’t enough. Your home will need to be ready to show and you’ll need a strategy to accomplish the sale and purchase of another home in a reasonable time frame.

With 10 years selling homes in metro Salt Lake and 20 years in the real estate business, I have many strategies and an in depth understanding of what it takes to help you sell and buy another home. Call or email me if you’d like to take advantage of this opportunity!
